PARCEL SALE EXCEEDS ALL AUCTION EXPECTATIONS
A SIX-ACRE parcel of land near Carrickmacross in Co. Monaghan exceeded all expectations when it sold for over €23,000/ac recently. Despite having a guide price of €15,000/ac the roadside property was sold for €140,000 or €23,333/ac.
Sold by private treaty, the land at Kilmurray, Culloville, was bought by a person from outside the area who intends to farm it. Auctioneer Raymond Fee, from Fee & Associates, described the sale as a very positive indicator for farm sales, adding that there was a definite appetite for good quality farmland in the area.
He said there were a number of disappointed underbidders following the sale.
Located on a secondary road between Culloville and Carrickmacross, the 6ac of land had approximately 150m of road frontage.

- Lot 1: Clonmore c.8.907 ha (c.22.01 acres), laid out in one sizeable division with extensive road frontage
and currently set in wheat. (Sold €305,000)
- Lot 2: Clonmore c.6.6804 ha (c.16.508 acres), laid out in one sizeable division with extensive road frontage
and set in wheat. (Sold €240,000)
- Lot 4: Windmill c.8.04 ha (c.19.87), laid out in one sizeable division with extensive road frontage and
currently set in wheat. (Sold €305,000)
Selling to a packed auction room Auctioneer Raymond Fee stated that by virtue of the lands acreage and
Quality makes them suitable for any Farming enterprise.
"GOOD MONEY" FROM LAND
A 45AC farm outside Dundalk was knocked down at €700,000 following 17 bids at auction. Mount Matthews, Carracloghan, Dundalk, achieved a price of more than €15,500/ac having opened at €525,000.
Auctioneer Raymond Fee, of Fee & Associates Auctioneers, said the price achieved was "very good money" given that the land doesn't benefit from any road frontage.
The farm is laid out in five divisions, all in pasture and accessed via a a laneway. The sale included a range of farm buildings and a derelict dwelling.

STATION AUCTION IS IN THE PIPELINE
THE FOUR COUNTIES SERVICE STATION at Lisdoo, Newry Road, Dundalk, Co. Louth will be put up for auction by Fee & Associates on June 22nd. Guide price is €1.5m.
The property stands on an acre along the main N1 Newry Road from Dundalktown centre. It includes forecourt, underground storage, shop, offices and adjoining three-bedroom detached bungalow.

VENDORS JOY AFTER PACEY AUCTION SALE
TWELVE acres of agricultural land in Monaghan sold under the hammer last Monday for €280,000. Bidding for the land at Maghernakill, Castleblayney, opened at €200,000 and quickly gathered pace before auctioneer Raymond Fee's hammer fell at €280,000 - or just over €21,500/ac.
The farm included a derelict house and is divided by a public road going through it. Commenting after the auction, Mr. Fee said the vendors were very pleased with the result. He said there had been widespread interest in the sale prior to Monday's sale, which was reflected in the good attendance at the auction.
"It was a very good result for agricultural land, given the uncertain economic climate that exists presently," Mr. Fee said.
